LOCATION
The Gunbarrel Business Center is located in the central portion of the Gunbarrel business area, a large accumulation of office, flex, industrial and light manufacturing buildings totaling approximately 5,560,000 square feet. The Gunbarrel area is within the city limits of Boulder, Colorado and is less than one mile from IBM’s 2MM square foot regional facility. Crocs, Case Logic, Crispin Porter & Bogusky, Qualcomm, Lockhead Martin, Celestial Seasonings, Valleylab, Leanin’ Tree, Covidien, and Tyco Healthcare are some of Gunbarrel’s most recognizable tenants. The Property has expansive mountain views and proximity to a comprehensive trail system of biking and running trails. Restaurants, banks, dry cleaners and other services are 2 minutes away in the Gunbarrel Shopping Center and 5 minutes by car or bike in the historic Niwot town center and Cottonwood Square retail area.
Access to the new FasTracks commuter and light rail system will be provided by a Gunbarrel area station. The exact location has not yet been determined; all tentative locations are very close to the Gunbarrel Business Center. The Gunbarrel Business Center site is among the sites under consideration. FasTracks is a $4.7 billion, voter approved 119-mile network of new commuter and light rail corridors. Gunbarrel Business Center is located directly adjacent to the rail bed for the Northwest Rail Corridor segment of FasTracks.
