Boulder is diverse and unique. With a population of approximately 100,000, Boulder is located at the foot of the Rocky Mountains which provide an unparalleled backdrop to this thriving and diverse community. Boulder is surrounded by a greenbelt of city trails and open spaces which enhance Boulder’s reputation for natural beauty, outdoor recreation, cultural programs, restaurants; diverse businesses, and technological and academic resources. Boulder is home to the Pearl Street Mall, the most successful urban walking mall in the country, which is complemented by the “29th Street Mall”, an 850,000 square foot reconstruction of the former Crossroads Mall. Rental rates in many areas of Boulder are among the highest rates achieved in the greater metropolitan Denver area. The greater Denver area consists of seven counties. Denver, Jefferson, Broomfield, Douglas, Arapahoe, Adams and Boulder. Boulder County population centers primarily consists of three major population areas: the cities of Boulder, Longmont and combined Louisville/Lafayette. The City of Boulder is the county seat of Boulder County and is located approximately 25 miles northwest of Denver. The Winchester Portfolio is located within the city limits of Boulder, Colorado.

Boulder County has experienced strong growth. The Denver metropolitan economy has historically experienced cyclical growth, while the Boulder County economy has generally shown a consistent level of moderate to strong growth. This is due, in part to the influence of the Boulder market’s diverse economic make-up which includes a number of high tech technology firms, numerous “start-up” small companies, the University of Colorado and several government research agencies.
Boulder’s job market is healthy, improving, the best in the state and among the best in the country. According to April, 2011 U.S. Department of Labor figures, Boulder’s unemployment rate is 6.2%, metro Denver is 8.3%, Colorado is 8.7% and the U.S. average rate is 9.1%.

Boulder County is home to many large companies. Some of the big names in Boulder County are University of Colorado, IBM, Ball Aerospace, Covidien, Level 3, UCAR, NCAR, Storage Tek, Lockheed Martin, Qualcom, Celestial Seasonings, Crocs, Case Logic, and Seagate. Aerotech, Carreer Track, Noodles & Company, Celestial Seasonings, Crocs, Carrier Access, Wild Oats and Izze soda were all founded in Boulder. Boulder is also the nucleus for many small technology firms and approximately 5,500 various small businesses.
